I was looking for a place for my retirement in Thailand and found that Hua Hin is one of the best places for me and my wife. I have spent time to looking into the Website and searching for quality home in Hua Hin area. There are many home builders in Hua Hin area but the only one that I had chosen was Hua Hin Hillside Hamlet 5. The property was managed by Khun Waa; she also is the owner of the builder. She is very friendly, very kind and taking good care of the customers.

Prior to selecting the house, I have reviewed the specifications and found that the material was selected from top quality. The design concept is excellent for both interior and exterior. The main items that was impressed me were the foundation design and structure of the house. I was there at the site during first installation of the foundation. Based on my experience as a Structural Engineer, I would like to say that foundation design and structure design of the house are very good compares to the US. The structural design of the house was above structural standard and I feel very good about my house that was designed and constructed per the Codes and Guide lines.

It has been about 8 months now since the house is under construction. I went to see the house twice and was very pleased with the works from her team and her managing of construction of my house. Now, I do not have to worry about it because she sends me pictures of construction progress every week and also with e-mails if there are any issues. I trust her because the way she is taking good care of my house during my work in the US. My house will be completed by November 2015 and I will be moving in first week of December and enjoy my time in the house during my vacation in Thailand. I would like to recommend anyone if you are looking for a nice home with excellent quality, it would be HHH6 that was just opened for the next phase. My wife is from Chaiyaphum where there is basically very little to interest me, no golf courses, gyms, or sea, so we looked around at a few other places like Chaing Mai and then Hua Hin. We discounted Pataya on the basis of its rather “heavy” adult tourism as we were looking more for a family residential place to bring up children. Chaing Mai was nice and is bigger than Hua Hin but is a major tourist attraction and requires a transit flight from Bangkok it is also not near the sea. Hua Hin has the advantage of being a little smaller than Pataya and Chaing Mai and is also a home for the King and Queen so it benefits from additional security and regulations preventing so many of the adult related attractions that Pataya offers. Having said that, it is being developed and there are plans afoot for more shopping malls and other tourist attractions. Restaurants are aplenty and there is a good walking street.

In our search for accommodation we were looking at condos and villas. Condos are easy to buy as foreigner but if you have a Thai partner then it is easy to buy a villa and own land. There are options to buy a villa if you don’t have a Thai partner and these options can be arranged through a local lawyer, expat or Thai. Our preference has always been for a villa as we liked the idea of a garden, pool and being able to park the car in a garage in our own house.

In our search for a villa we looked on-line and contacted some local agents as well, in particular Star Property who were very good. There was a huge choice ranging from brand new builds, resales and locations in-town to 10 to 20 mins outside the town. All the places we looked at initially were very nice but none matched our requirements in terms of location, price, no of bedrooms, layout etc. They would meet some of the criteria but not all. As we were about to give up we were shown some villas in a gated community just up the hill from the town centre in Hua Hin which were under construction and some that were completed but not actually for sale. These villas were part of a development known as Hillside Hamlet. We were very impressed with what we saw but disappointed again that none were for sale and, as with the other villas we had seen they did not match all of our criteria. We mentioned this to the developer, Waa, who then asked what exactly we were looking for. Waa then told us that there was a new development that she was about to start and they were selling the villas off-plan and that if we were interested we could customise any of the standard villa layouts to our liking. This was a revelation for us as it not only presented us with a blank sheet on which we could design our own house but also to a high standard with a trusted developer with a track record and many delighted customers. The other major benefit from a financial perspective was that the house payments could be made in instalments which were a huge benefit to us from a cash flow perspective as we did not have access to any loans in Thailand. Waa was also open to spreading the payments out in a time-frame which suited us.

As a location the HHH 5 and 6 are just perfect for the person/family who wants the convenience of being close to town but not in town. Accessibility to golf courses and shops is only a matter of minutes and travelling from Bangkok is easy using the bypass road. The development is secure and fantastic from the point of view of children and for anyone visiting due to the 24 hour guard and regular shuttle bus to town if required.

Waa, showed us around a number of her other villas on the other developments which were either in progress or completed and we met some of the other very satisfied customers/owners all of who only had good things to say and praised Waa and her team. We looked at some other new builds (off plan) and while they looked nice and were of a good quality the Hillside Hamlet Villas have a better standard of finish and little features which bring out a far-eastern feeling while still being modern and western in design. One of the features which we were attracted to was the high ceilings and wood which features a lot and gives the house a cosy sophisticated feel. The Hillside Hamlet Team is extremely easy to work with and very accommodating and Waa has extensive knowledge and is well connected in Hua Hin which makes working with them a real pleasure. Everything we wanted to achieve was possible, and the HHH team were also able to work with my Solar Company to ensure that my solar hot water and power was installed correctly and in a manner that was not unsightly for the other residents. Waa takes a personal interest and pride in ensuring that her developments are completed to an extremely high standard.

As the build has progressed over the course of a year we have received weekly updates with photos of the progress and at various milestones we have provided our input and where necessary visited Thailand to choose items such as tiles and basic furniture which was included in the price. Where we have decided to modify our original plans with new ideas these have been taken on board and implemented with no fuss or trouble.

I can highly recommend Waa and her Hillside Hamlet Team to anyone looking to build a home to live in or rent in Thailand especially if you are not yet living in Thailand.

After successfully selling out Hua-Hin Hillside Hamlets No.5 and No.6 totalling 42 Villas within record time, and with significant demand signaled from our existing customer base and their friends we were encouraged for another “adventure” – Hua Hin Hillside Hamlet No. 7 (HHH7).

Our new pride will consist of 11 Exclusive Grand Villas with Tropical Modern design, which we will be creating for you at a location not far from Hua Hin Hillside Hamlet 5 and 6 but closer to the Hua Hin town.

This beautiful hillside location is only minutes away from the Royal Golf Course (the oldest in Thailand) and the championship Black Mountain course, two golf courses out of 10 first class Golf courses within Hua Hin.

We have over many years built several Hua-Hin Hamlets which have become our brand, in the countryside adjacent to the resort town of Hua-Hin which is approximately a 2 hours and 30 minutes’ expressway drive from Bangkok. Whilst being a relatively small town Hua-Hin has its own airport; regular train and bus services to Bangkok to the north and south to Malaysia whilst a recent addition is a regular fast ferry to the Eastern Seaboard (Pattaya) and the Thai Government has recently approved a high speed train link to Bangkok.

  • Legal registration of land in the project is by “Chanote” (Title Deed)
  • Project infrastructure is built with reinforced concrete. The main entrance road is 12 metres wide, whilst it remains 8 metres wide inside the project.
  • All public-utility supply systems, such as electricity, tap water and internet lines are installed underground. HHH7 benefits from the Provincial Waterworks Authority’s support, providing a more economical water supply. We also have a reserve water tank with a 50,000-litres capacity under our Gym Room in case of any water shortages.

Homebuyers will be charged a monthly fee of 12 Baht/metre² of land for maintenance of common areas boasting the following facilities and services:

Our Gym Room provides facilities for residents within the project, allowing peaceful days of relaxation at home, whilst offering recreational activities to share with family and friends. These welcome little extras include:-

- A pool table provided for you, your family and friends’ enjoyment.

Our gated community includes manned security barrier, CCTV and regular, recorded night hours walk - around surveillances.

Specialised staff clean swimming pools, inspects and checks relative systems twice a week. This includes the salt purification and chemicals required to run the pool systems hygienically, properly and safely.

Our staff collects domestic garbage from homes 3 times a week, as well as maintaining roads and plants within the Project to keep them perfectly and permanently clean and fresh.

  • Garden Maintenance: Gardeners take care of gardens of each home, both inside your Villa and along the road outside 3 times a week.
  • Street Lighting is maintained throughout the Project.
  • Shuttle Bus : A shuttle bus service operates to the Hua Hin city centre and back, three times a day, six days a week
  • 200,000 Baht upon booking your plot
  • 1st installment: 20% of total land and house price (Deposit payable 15 days after booking / project work starts)
  • 2nd payment: 20% of total land and house price upon completion of 2nd stage construction
  • 3rd payment: 20% of total land and house price upon completion of 3rd stage construction
  • 4th payment: 20% of total land and house price upon completion of 4th stage construction
  • Final payment: The balance of the payment when the home is completed and ready for transfer.
  • Construction period is approximately 12 months.

  • All external walls are 25 cms. Double layered wall.
  • We use Jotun brand paints.
  • High quality of Shingle roof design.

  • Multiple Boilers are provided free of charge. Though the combined cost of 2 or 3 tanks is higher than a single one, our standard is to offer 2 or 3, depending on the size of house, to provide for higher versatility.
  • Underground water tank 12,000 liter with Mitsubishi water pump.
  • All main structures are built from steel-reinforced concrete from the well-established Elephant-brand cement Co. or from the Irrigation Cement Company Serpent brand, is factory pre-mixed and poured on-site to maintain consistency.
  • Upper beam concrete with steel.
  • Underground Electrical system.
  • Each home has piping installed to simplify termite-eradication treatment for residents.
  • Houses are designed with two completely separate standard drainage and sewage systems. Although more expensive, PVC pipe is used for all underground drainage
  • Before laying concrete floors we install Moisture Barriers of waterproof plastic sheeting on the ground in order to prevent humidity rising from the ground.
  • Our homebuyers are able to make their own choice of ceramic bathroom tiles, to a value of Baht 1,000 per sq.m.
  • Sanitary ware is provided by the long established American Standard and Grohe brands.
  • SMG ( Solar Management Glass ).
  • Master key system for every house.
  • Sewerage system with underground septic tank and cement tank
  • Hot and cold water faucets in kitchen and all bathrooms.
  • High speed fiber optical cable for TV and internet are installed in every Villa. Note: The monthly internet fee will be borne by yourself according to the internet service provider and package which you select.
  • Voice alarm system, CCTV and Emergency light.
  • Electrical and telephone cabling as well as air-conditioning pipes are neatly routed within conduit buried in walls, demonstrating another benefit of our double-layered cavity walls .
